The small section below, entitled GUEST BOOK, appears on the first page of a New Home Builder's web site. It's similar to the "SIGN IN" sheets used at New Home model centers. The request for contact information (name, address, phone, and e-mail) demonstrates how easy it is to unknowingly register with a builder, and become a victim of the Real Estate "Procuring Cause" TRAP.

When Rebates are involved improper registration can be very costly. It's probably the main reason why approximately 41,960,000 home buyers DID NOT RECEIVE a rebate from 1998 to 2005, and LOST MORE THAN 79 BILLION DOLLARS in potential rebate savings.
NEW HOME COMMUNITIES AND MY REBATES
(Rebates are based on a 3% commission)
New Homes - The National Fair Housing Laws ensure that commissions paid to Real Estate Brokerage Firms by home builders has no effect on the purchase price of new homes. The Rebate you receive is taken out of the commission paid by the new home builder. My 2% Tampa Bay cash back rebate is based on a 3% earned commission. Commission rates higher or lower than 3% will be prorated accordingly. Home Buyers will always receive 2/3 of my earned commission as a cash back rebate. Rebates will be eliminated if the commission rate offered by the seller is less than 2%.
